Would you do it??

Our old next door neighbours have asked/offered us to rent their home..
They have bought a house out of the area and are having trouble selling
their home.. They don't think it will sell quickly as you can't develop
the back of the block due to the fact that their used to be
a creek or something and most people looking at it want to basically
knock it down and build a huge mansion or a couple of
houses/townhouses/villas...

They are offering it to us, to avoid going through a real estate and
paying agents fees.. They are offering it to us at market rate, which is
about $35 more then we are paying per week.. We could work it that we
could pay the extra, so money isn't really an option (I can't believe I
am saying that - we certainly don't have loads of money)

It is a much nicer house than where we are now, it has a pool, air conditioning,
a nice kitchen,dishwasher and an office/computer room..

I suppose my dilemma is that we don't know the neighbours very well, we
know their kids, as they come to play with our kids... They have said
that they wouldn't sell if we moved in for the next 12 -18 months, which
would suit us..As we may move closer to Brad's work, when they decide
where they are moving..
So, would you do it, move next door to a nicer house, with a private
landlord??

Brad wants to bargain them down on the rent, I have an aversion to that -
but I don't like bargaining electrical/furniture stores..  I really like
the house and in my heart, I would move tomorrow, but my head says maybe
I am not thinking rationally, cos it is just nicer compared to our
current house...

I'm with the hubby, I'd do but try and bargain down on the rent. I'd also be
pushing them to make sure it was all done legit, ie proper lease etc.

I would get them to match the rent you're currently paying.

Even when you rent through them without an agent, still have THEM
(through a conveyancing solicitor) write up a lease.
It may not be as formal but I believe you need something there for you.
I would also take photos of the place and burn them to disc.. a copy for
yourself and one for the owners depicting the condition of the property.
And ofcourse, make sure they are adequately insured.

We have just rented out a property through an agent.
It cost us the first weeks rent and 7% thereafter.
These people will be saving a fair amount by not going through an agent,
so go ahead and bargain girl!

nah, Im a biatch.
no pets etc...

as much as I love pets they can f.ck up the carpet amongst other things.
my booful boys totally ruined my house because I let them live inside
and I swore I wouldnt allow pets inside again.
rental or where Im living.

We haven't got any pets, but the little critters have done some interesting
things to our carpet here...  That cleaning it up as left little patches
here and there... So, I don't know if I would have people with kids in my
house either if I was renting it out..

The people we put into the house around the cnr, well, it is a single
mum and 2 kids... but they are teenagers. It is a new unit so we were
funny re pets.

Kids make mess, cest la vie... and they have to live inside *apparantly*

People are funny about their pets and a lot allow them to live inside.

I dont blame them because I never let my bois sleep outside in the cold!

Just dont like pet mess and lingering pet smells :/

Only my kitties but they are toilet trained   ;->   the doggies stay outside
never to come inside......unless of course they bolt thru your legs at feed
time  and then dont want to leave....then we pick them up and kick them out
lol

Well, I would bargain them down on the rent as they don't have to pay any
agency fees.  I would also take a lease for the 12 months, not week-to-week
rent, otherwise if it sells faster than expected, you might be out on your ear.

OK just my opinion...
CONS
I would actually be turned off by the pool, another thing to maintain/clean
and do they cover the cost of all the chemicals/salt etc?
You will also have the inconvienience of having people come through it when
they do put it on the market.
Having to pack is a pain even if the move is only next door, depends how
much stuff you have...
It's $1820 more out of your pocket ( that's a nice holiday)
PROS
Having a dishwasher and air cond is def worth the extra $$$.
Having a nicer house with more room would be nice.
Having a pool on hot summer days would be lovely ( if someone else
maintained it).

I hate bargaining too...so 'd let Brad do all the talking and stay right out
of it.

I'm the world's most laziest person so... I wouldnt be arsed moving if I
was planning to move AGAIN in 12-18 months... EVEN if it was just next
door. :)
